Does Housing Pay for Itself?
Dr. Elliot Eisenberg, senior economist for the National Association of Home Builders (NAHB), found that new home construction in St. Louis and St. Charles counties bring in almost $1 billion in local income, over $130 million in local taxes and creates thousands of local jobs … and that’s only using data from 2008!
Revenue to local governments from new housing minus costs for the additional services and infrastructure (if financed through bonds) generates an operating surplus in the first year of construction! If the surplus is used to pay off the infrastructure debts, local governments will have positive net revenues in less than 10 years!
